There are a lot of late night TV infomercials out there saying
you can buy real estate using none of your own money or "other
people's money" but what they don't tell you is that its up
to you to go out and find someone who has money and convince them
to lend their money to you... and if you don't have any experience
investing in commercial real estate, it's highly unlikely you'll
be able to find someone willing to lend you their money for you
to learn.
95% of Real Estate investors fail because they aren't able to get
enough private lenders. Most new investors are never even able to
get their first private lender.
Many never even get started because they don't take the time and
effort to get fully educated. These investors end up working the
rest of their life for a meager existence.
When I started out, I tried to invest in single family houses but
I constantly ran into the obstacles of not being able to find motivated
sellers in a sellers market. Anytime I found a seller who HAD to
sell, they would just put their house on the market themselves and
they would find lots of buyers who would outbid each other.
Then there are those numerous "We Buy Houses" people
who would bombard sellers with mail and offers. These investors
don't last long and usually quit their first year.
In order to succeed, a new investor has to be able to find a motivated
seller, convince them to sell their property to that investor rather
then all the other buyers & investors out there and then that
investor has to come up with cash to buy the seller out of their
equity.
That's where private lenders come into the picture and that's where
95% of new investors drop out. They either don't have any money,
or don't have access to enough money to be able to do the deal.
For a new investor to buy commercial real estate using "other
people's money", well... while technically possible, it's highly
unlikely and nearly impossible. That's why it almost never happens.
It does happen, it's just very rare and most investors burn out
trying to accomplish what's possible but highly unlikely.
Cash investors don't invest their money in people who don't have
any or enough experience. It's just the reality that too many new
investors don't realize until they give up trying.
That's exactly what I ran into when I started out and that's why
I don't use any private lenders at all. I cracked the code on how
to buy apartment buildings with absolutely no money at all and without
borrowing money from anyone. And no, it doesn't require 100% seller
financing.
That's why I'm the only person in the country teaching how to buy
apartment buildings without any money at all. Yours or anyone else's
money and EVEN get CASH BACK at closing! Anyone can teach theory
or say they did it but I'm the only one who did it, and I prove
I did it by showing you the closing documents as proof (on my website
and at by boot camps).
If you're a new investor, my recommendation as your mentor, is
NOT to pursue properties that require "other people's money"
because you'll only be wasting your time... unless of course you
currently have access to "other peoples money". If you
don't take this advice, you will likely burn out trying and give
up on investing in real estate.
I've been there; I know the truth about private lenders. If you
have them, then you might as well utilize them, if you don't and
you don't have experience in buying commercial properties, then
you will struggle to get them and will end up getting frustrated
and quit.
